Anatomy of a Flip: Day 6 - Site Completed

I am happy to announce that FitnessGames(.)us is now complete! After spending just about 15 minutes today putting the finishing touches together the site is now finished See below for my final tasks to finish the site:

First I had to properly link my new forum into the site. This involved simply changing the link that the "Enter Forum" button leads to. Next I added the Copyright to the bottom of each page. Always good to copyright your work - especially if you've designed it all yourself!

The next step is to add my Google Analytics tracking code. It is very important to understand your traffic - this is one of the keys to optimizing your site over time. Google makes it easy to generate tracking code and put it on each page within your site. The final step was just checking the links to make sure everything worked properly, and that's it!

For those who have followed this flip from start to finish I hope it's inspired you to start flipping some of your domains yourself. While I contract-out many of my flips I still find great satisfaction in flipping a domain myself. I look for domains in my portfolio that I think have great potential but with a very specific vision in mind. Those I know I can do best myself so I take the time to do them.

What you should also have learned from this flip is that it doesn't take a whole lot of time to make a great first site. I can imagine one or two more iterations of Fitness Games over the next few months, but this is where it starts. The first iteration of your flip doesn't have to be perfect - it can evolve over time, the important thing is that you get it out there in the world. Over the next week I will go through the process I follow for getting traffic to the domain.

One interesting point to make. Thus far I've spend absolutely no money doing this flip. The domain name price was $12.99 and that's the only money I've put-into this investment. The methods I will use for building traffic to the site will also cost nothing. With hundreds of domains it's impossible to build-out all of the domains yourself. By contracting-out development and getting your hands dirty and building a few sites yourself you'd be surprised how quickly you can build valuable domains.

Anatomy of a Flip: Day 5

Sorry this post didn't make it officially on Day 5. The Boston Celtics game took precedence over the blog last night. Glad to see the Celtics are going onto the finals, and also very glad to see that I'll be finished with my flip early!

Day 5 consisted of one task, and one task only. Create an interactive web forum that easily allows users to create an account and communicate together. This might sound like a huge ordeal requiring knowledge of PHP and MySQL...well, I do know PHP, and I do know MySQL, and I didn't write a single line of code to create my forum.

I use GoDaddy's Hosting Connection to automatically setup and configure an advanced user forum with a robust MySQL database running behind it. This is unbelievably easy to do and is one feature that makes GoDaddy an excellent hosting provider for domainers, especially flippers.

In the Hosting Connection section I simply selected Simple Machines Forums and hit install. A few minutes later I had a forum up and running on FitnessGames(.)us. I was then able to login to the forum and setup the different message boards, login settings, etc.

That's it. Today is officially Day 6. I'm going out to see a movie and then, when I get back, will spend the 30-45 minutes required to finish FitnessGames.us. The site will go live on Sunday - one day early, and all with less than an hour of work a day!

Quick Flip - StimulusCheck(.)info

After seeing such strong results with StimulusChecks(.)info I thought it would be great to flip another site myself. Setting a time limit of two hours - I set to work. For those who missed my previous posts - StimulusChecks(.)info made $80 in it's first week. It is still pacing at over $200/month!

I wanted to design a very different page from what was located on StimulusChecks(.)info. I spend about five minutes going through stock photography to pick the best image for the site. I liked the idea of someone handing money over to you on a golden platter - with a stimulus check this is essentially what the government is doing! Eye-contact is also important and a rule from Marketing 101.

I incorporated Google Adsense, Amazon Products, and ClickBank products to monetize the site. Now - it's time to sit back and see if it sees the same jaw-dropping traffic that it's brother has! You can view the completed site for yourself at StimulusCheck(.)info.

HotelCritic.us - Reduced until sold

I'm going to be taking a page out of Rick's book and begin reducing the price of my "Flip of the Month" until it is sold, starting with the last day of the month. I am hoping this will provide the most fair pricing possible while allowing my readers access to a domain with very high flip potential.

Anatomy of a Flip: Day 4

One-inch past the half-way mark and we already have a usable site. By breaking the process down into digestible parts I am able to maximize my efficiency and minimize the time it takes to build a site. Spending less than an hour a day I can flip a domain in one week.

As I write these posts I'd like to also add a high-level view, looking ahead for the goals of this domain. Once the flip is complete it is then time to grow the value of this domain. I am going to write a series on this as well following the completion of this flip. Hopefully that will help teach new domainers how to get listed in the search engines quickly and get quality backlinks to start generating some initial traffic. I will also discuss the specific revenue goals I set for domains and how I know when a flip is ready to sell.

Okay - enough about what is to come, time to focus on the now. Here is a summary of the tasks I completed today:

First I went over to Amazon and logged-into my affiliate account. I then selected "AStore" from the side menu. I'm going to create three separate stores, a unique store for each page. This is a great *free* tool provided by Amazon for quickly generating Amazon sale pages. It is very easy to pick exactly what books, DVD's, video games, etc. you want to display within each store.

I created a Fitness Books store with some great hand-picked fitness books that I thought represented some of the best available. Next I created the Fitness Video Games page with Wii Fit front and center along with some of the latest fitness video games. The last page is Fitness at Home - I went through a large list of books about exercising at home. I chose the highest-rated books so that users will be getting high-quality books.

I did this all with Amazon's tool which then spits-out a line of code I can install inline into each page.

Time to complete task: 15 minutes (couldn't take you more time if you tried! It's that easy.)

The next, and final task for the day is integrating these store's into their corresponding page on my site. I had to rework the tables a bit and created a new AdSense ad to better fit the page. To add the entire store it was a simple Copy and Paste operation.

Time to complete task: 15 minutes (if I didn't fuss with the tables it would have been 5 minutes!)

Anatomy of a Flip: Day 3

Here we are, three days into our next hot flip - FitnessGames(dot)us. You can read the previous two posts to understand how we got to where we are today. This was another quick day taking much less than an hour of work.

Below is a list of tasks I completed today.

The first task I needed to complete today was the creation of the internal pages of my site. Since I made the main page yesterday it is very easy to simply remove the content from this page and copy it over four times. I now have five templates that have my links and top graphic as well as the Google Adsense ads I added to the front page.

Next it was time to write the content for each of my internal pages. For a flip like this I know that people will be looking for information - a next step to solve their problem. If someone clicks on Fitness Books they don't want to read a lot of text but instead expect to see lots of books for sale. Remember, the goal of your flip should always be to provide an educational resource while effectively monetizing your traffic.

You don't have to be a master at the pen to write content for your flips. Start with something simple, like I've said all along, this can improve over time, it's important to get something out there.

In total I wrote less than a page...but I spent 30 minutes on it. This might seem like a lot of time but I pay careful attention to the keywords that I use in my content. I use WordTracker to help determine the best words to use so that my sites will rank well in search engines - this is key.

That's it - ahead of schedule again...this might be finished in closer to 6 days at this pace! Total time spent today - 35 minutes. Phew, another hard day of work Domain Flipping. Stay tuned tomorrow for the fourth day of our flip!

Anatomy of a Flip: Day 2

It is now day 2 in the one-week flip of FitnessGames(dot)us. I've spent just about 35 minutes today on the flip and I'm already ahead of schedule! Here's what I did on day 2:

The first thing you need to do when setting-up the site is create the navigation system. Don't worry about having the perfect navigation system right-away. Your domain will evolve over time - focus on simple navigation that is easy to use. I made a simple bar in Photoshop that should be perfect for navigation links to sit on top of. This will help the links stand-out from the rest of the page and ensure they are easy to read.

Next I had to code the HTML for the links. That's right...I do still write HTML by hand the old fashioned way. I use Text Wrangler on my trusty Mac to write all of my code. If you want to really flip a domain yourself, you better know HTML. This is an essential skill that you should know if this is the line of work you plan on getting into. Coding the links is a simple task and was completed in just a few minutes.

The final task of the day was to write some good content for the first page and put this together with some nice Google Adsense ads. It took about ten minutes to write the content and then another ten minutes to code the rest of the webpage with Adsense and all.

That's 35 minutes of my time today and I've already done even more than I need to. With the main page built you now have many page elements already created for you. Using this page as a template tomorrow I'll start building-out the internal pages.

Anatomy of a Flip: Day 1

This week I am going to be flipping a new domain name of ours FitnessGames(dot)us. With an increased interest in working-out from home and the introduction of Wii Fit people are looking for Fitness Games.

While we contract-out a majority of our domains, from time to time I like to flip a name myself. Sometimes this is because I have a very specific vision for what the site should be, or many times I feel that I can write very high-quality content about the material. In the case of FitnessGames(dot)us it's a site I could visualize from the moment I bought it and am now ready to bring that vision to life.

I will be flipping the domain in seven stages to teach people what I think are the essential elements required to successfully flip a domain. My goal is to make FitnessGames(dot)us a major destination online for people searching for Fitness Games. I can sell fitness video games and books directly from the site. We want all of our flips to be useful web sites with access to information that people are looking for. At the same time it is important to monetize your traffic so you must always ask yourself, "What would someone buy when visiting my site?"

Just to show how flipping a domain doesn't have to take-up very much time I'll let you know the exact time spent on each activity.

To start I outlined the five pages that will comprise the first version of this site.

Main Page/Intro Page:  Intro text about fitness games, Google AdSense
Fitness Books: Text about fitness books. Google AdSense, Amazon Books, Clickbank Books
Fitness Video Games: Text about fitness video games. Google Adsense, Amazon Video games

Next I started looking for my stock photography. You always want to be sure that every image used in your flip is completely licensed and allowed for web use. Don't just use images you find through Google Image Search, this could come back to haunt you.

I found a great image for the top graphic - the headline of the site. I always make sure to get this perfect - it will set the tone for the site and will be the first thing a user sees when they come to your site.

Time to complete task: 15 minutes

It's important to know your target market so I like to look on Google at sites similar to what I am creating. It only takes a few minutes to look at the five top sites on Google and might just give you some good ideas for your flip!

Time to complete task: 10 minutes

Now that I have a good idea of who my target market is, and a nice graphic that is going to set the theme for the site - I'm ready to design the top graphic. This is where Photoshop skill certainly comes-into play. I have used Photoshop for 10+ years so am very familiar with it and can make images quickly. This is one nice edge I had when I started flipping domains and certainly a great tool to develop if you haven't already. Photoshop will be key to creating high-quality graphics for your website.

Time to complete task: 10 minutes

Now that I have my top graphic I'll put it onto the initial shell of my website. I create an index.html file and copy and paste the main header code I use in my pages. I change the meta tag information to suit the content of this domain. I upload this file to my FTP server so I now have a base to start from.

That's it. Day one has finished. My life is far too busy to spend 8-hours a day flipping domains. Just an hour of work today is fine for me - at the same time I have five other sites being developed by independent contractors - so there's plenty of work being done. That's one great thing about domain flipping - if you want to get in on the action and get your hands dirty, you can. If you want to sit back and have the sites developed for you - you can do that too!

Build a Minisite - Today

I thought now would be a great time to put together the experiences I have had building mini-sites. With StimulusChecks(dot)info I think I have showed everyone that all the good domains are not taken, and indeed there still is a lot of room for growth.

I started Linton Investments in 2007 because I was registering available domain names, putting nice websites on them, and generating a nice passive income. At first I was worried that all the good domain names would be taken, but I was confident that they names I owned would get more and more visitors over time. I continued using mini-sites with useful content on my domains rather than just parking them. I learned the value of the mini-site early-on and want to share my basic methodology with everyone.

First, let me start by saying, if you haven't already...build a minisite - today. Not tomorrow, not next weekend, start building today. I found-out very quickly that given some time my minisites could rank well on search engines and soon start getting some reasonable traffic. Some domains grow quicker than others but in general having popular keywords in the name itself has become an essential part of my strategy. I have ignored TLD when it comes to sites I we designate for passive income as I'm looking for traffic to the domain, not instantaneous resale value. Like I say in my book, a website that has repeat monthly visitors and useful information will become a valuable asset that grows in value as it generates passive income.

So, if I've convinced you to build a minisite now...where should you start?

There are two routes to take, and I'll start by asking a simple question:

"Can you build a website yourself?"

If the answer to this question is yes, then please read section 1 below, if not please read section 2.

Section 1: You know how to build a website yourself

First let me say, congratulations - your website building skills can make you a lifetime of passive income and save you a few bucks along the way. Start by building a 4-5 page website about a topic you know a lot about. Think of the best potential pages would be for this site. If you are making an information website about cooking you could have; recipes, cookbooks, cooking websites, cooking tips, and cooking forum. You could make a live web-forum on your site that would allow users to interact with the site and make their own lasting impression.

Many hosting providers make it easy to add a forum or guestbook to your site - adding any level of interactivity will work wonders in creating repeat traffic. Make sure you monetize the website with Google Adsense at the bare minimum. Google generates all the code for you so all you'll have to do is copy and paste it into your code. Try to use a second source of monetization like Amazon or Clickbank - something that can monetize at a higher amount per sale than Adsense.

The one things to realize about a minisite is: don't spend an eternity building the site. Put something together in 1-2 hours and then get it out there. You can improve the site was time goes on but the most important thing is to get it out there into the world so it can be indexed by search engines and start building-up some traffic. You can optimize over time but I can tell you Field of Dreams was right when they said, "If you build it, they will come."

Section 2: You do not know how to build a website yourself

Let me start by saying, Congratulations. You can start a passive income stream buying domain names and paying someone to build a quick minisite on the domain. You don't ever have to learn how to build a website yourself and the domains should pay for the development cost within the first few months.

First buy a domain name about a topic you think people would be searching for. A great way to do this is to type some keywords into Google with quotes around them. Take a look at something like "find good recipes" - Google has only 17,100 results for this search term (in quotes). Now take a look at something like "chicken recipes"  - this has 1,350,000 results - a much more popular search query. This is an easy way to see if your domain name has some hope of getting traffic. If you know there are a lot of other website out there about a certain topic, that means people much be searching for it!

One you have a domain name you think has some potential - now you need someone to build you a site. Keep your budget small, between $75-$150 a domain should be a good place to start. Then head over to a domaining forum like DNForum or NamePros - these all have sections where you can advertise services you are looking for. Now just write a quick post writing what you are looking for and how much you are willing to pay. I'd start by saying something like, Looking for minisite developer. 3-4 page minisites with content and Google Adsense. Willing to pay $100/site.

You'll be surprised how many responses you will get and before you know it, you'll have a portfolio of minisites on the net, indexed in the search engines and generating revenue. It's a small initial investment and over time the revenue can grow substantially giving you a nice passive income stream and enabling the domain to sell for much much more than it's initial registration cost + development cost. On most forums people pay 27x monthly revenue so if you site is even making $10/month you can expect to sell it for at least $270 - $20/month and you can make over $500 for selling the domain - and that's less than $1 day in revenue.

No matter which route you take one thing is for sure - if you haven't started building minisites - now is the time to start. You can grow them over time into full-fledged websites, but first - get something useful onto your domains! Let people interact with the website and each other, provide valuable information that people are searching for, today is the day - build a minisite!
